1. Marginal Ceiling: Exposed framing - Previous repairs noted. Termite damaged joists noted. Recommend termite inspection and treat as needed. Recommend repairs to damaged joists as needed. Mold present in joist spaces. Recommend surface treatment and dehumidify basement.
2. Marginal Walls: Concrete - Deterioration at surface. Recommend monitoring.
3. Marginal Floors: Concrete - Mud present on floor. Recommend cleaning up areas and monitoring.

5. Marginal Doors: Wood - Door into basement from outside not lockable. Recommend installing lock. Door over stairwell not weather tight. Some minor deterioration noted. Recommend repair.
6. Marginal Windows: Wood casement
7. Marginal Electrical: 110 VAC - Electric junction boxes need cover plates.
8. Not Present Insulation: None
9. Not Present Vapor Barrier: None
10. Marginal Moisture Location: Present - Pooling water at base of interior stairs. Moisture present on walls. No active water leaks or drain leaks observed during inspection. Recommend Cleaning up mud and using dehumidifiers to dry out wet areas. Monitor to determine source of moisture and repair as needed
11. Defective Bsmt Stairs/Railings: From exterior-stone, no handrail. From Interior-wood with wood handrail - Exterior stairwell has damaged stone steps and no handrail. This is a safety hazard. Recommend repair. Interior stairs are rotten at bottom of stringers. This is a safety hazard. Recommend repair.
